Inmocosta Control

Property · demand · viewings · commercial context.

How we sell

Four phases. One commercial picture.

01
Value

We establish a defendable range and what could remain net.

02
Launch

One price, one presentation and broad professional distribution.

03
Demand

We qualify buyers, organise viewings and read market feedback.

04
Close

We negotiate the best viable deal and coordinate the route to completion.

Our internal system keeps the property, active demand and viewings connected so the sale does not depend on scattered notes or memory.

Seller net calculator

Sale price is one number. What remains is another.

Build an indicative net position before negotiating. The estimate separates mortgage, selling costs, tax residence and, for non-residents, the 3% withholding at completion.

Tax residence
€

Enter the figures you already know.

You can leave mortgage, municipal tax or additional costs at zero if they do not apply or you do not know them yet.

Indicative calculation reviewed October 2026. It does not automatically apply exemptions, loss offsets, previous savings income, pre-1994 transitional relief, rental depreciation or other individual adjustments. The deductibility of costs must also be verified. Confirm the actual tax position before making a sale decision.

Net proceedsWhat can reduce the amount I actually receive?+
Capital-gain tax

For Spanish tax residents, any taxable gain is normally declared in personal income tax. Non-residents generally declare the gain under Non-Resident Income Tax.

Municipal capital-gain tax

The local IIVTNU may apply to urban land and depends on the property and seller circumstances.

Mortgage cancellation

Outstanding debt and, where needed, notarial and registry cancellation should be planned before completion.

Agency fee

Commercial fees and VAT belong in the net-proceeds calculation from the beginning.

Energy certificate and documents

Certificates and property-specific documents can generate additional costs.

Deed-related costs

The seller may have deed-related costs unless the parties agree otherwise.

Tax residenceWhat changes if I am resident or non-resident?+
Spanish tax resident
  • • The gain is broadly based on the difference between transfer and acquisition values, with the adjustments allowed by tax rules.
  • • The Spanish savings-income scale is progressive and currently starts at 19%.
  • • Habitual-residence reinvestment can create an exemption where the statutory requirements are met.
  • • Over-65s may benefit from an exemption on the sale of a habitual residence when the legal conditions are met.
Non-resident in Spain
  • • Tax residence matters, not nationality.
  • • The buyer generally withholds 3% of the sale price and pays it to the Tax Agency as a payment on account.
  • • The non-resident seller normally files Form 210 for the property gain.
  • • If the 3% withholding exceeds the final liability, the excess may be refundable.

General information reviewed October 2026. The individual tax position must be confirmed for each transaction.

Seller checklistWhat documents should I start looking for?+
Identity

Valid ID/passport and NIE where applicable.

Title deed

The deed or title showing ownership.

IBI / cadastral data

Latest property-tax information and cadastral details.

Community certificate

Community-debt certificate where horizontal-ownership rules apply.

Energy certificate

Registered energy-efficiency certificate where legally required.

Mortgage information

Current balance and cancellation requirements where finance exists.

Occupancy / technical records

Licences, occupancy or other records where applicable.

Special ownership documents

If you still have a question

Open only what you need.

Can I sell with a mortgage?+

Yes. We identify the real outstanding balance and plan bank and registry cancellation before completion.

What if I live abroad?+

The commercial process can usually be handled locally while signing and tax arrangements are planned in advance.

Do I need several agencies?+

Not necessarily. One commercial direction can still open the property to a broad collaborating network without duplicating prices or messages.

How do you know if the price is right?+

We combine micro-location, competing stock, property condition and actual buyer response after launch.

What will I receive net?+

It depends on mortgage, tax residence, acquisition history, municipal tax, fees and other property-specific items. The calculator gives an initial orientation.
